
Tired of an existing extension? The good news is you don’t have to replace an extension completely, you can transform your existing one to make sure you have the space you want.
That was certainly the case for the owner of a property in Tonbridge, whom had an existing L-shaped extension but wanted to extend it on the front to make it squarer and create more space. They also wanted more light to enter the existing rooms of the property and original extension, so contacted FineLine to undertake the project and installation. The client wanted an extension with a roof lantern and wanted two other roof lanterns to be fit onto the original extension.
A modern flat roof
We installed a modern flat roof as it was in keeping with the properties existing extension and lent itself to the new one, and it was perfect for the client’s desire for the new extension to seamlessly blend with the existing one to create an open-plan living space that flows. Our modern flat roof, which is fully compliant with the latest building regulations, was ideal for modernising the existing extension space while being robust enough to withstand the harshest weather. It also provides durability, longevity, and outstanding thermal insulation too, to help reduce energy bills.
Statement making roof lanterns
As the client was looking for a space that was naturally bright, a statement-making pitched lantern roof was the ideal solution to let in more natural light, alongside two matching roof lanterns. Incorporating thermally broken aluminium sections, the lanterns achieve outstanding U-values as low as 0.14W/m2K and feature advanced SMARTGLASS blue glazing, which is almost three times more efficient at keeping warmth in than standard double glazing, reflecting up to 86% of the sun’s heat while still filling a room with light. It means the extension won’t overheat in the summer or be too cold in the winter. SMARTGLASS, which also features antiglare and soundproofing capabilities, is also self-cleaning, meaning the client will have little maintenance to carry out.
The perfect French doors and windows
A set of white uPVC French doors and uPVC casement windows were in keeping with the original extension and the rest of the property. The French doors provide a perfect link from extension to garden and, thanks to their large, advanced double glazed panels, let in plenty of light while helping to retain warmth inside. The casement windows also help ensure a comfortable temperature inside all year round, thanks to insulating chamber profiles and argon gas filled sealed units, while the strong and durable uPVC frames, featuring effective multi-point locking systems, are perfect for keeping the extension completely secure.
Distinctive flat roof extension ticks all the boxes
To design and build the flat roof to be structurally sound with three lanterns was too complex for other companies to construct to the specifications required, but the FineLine team came up with the solution. Having no prefabricated roof to assemble meant the installation team had to methodically craft the entire roof structure and roof on site themselves.
